The Lettings Process For Tenants

Viewings:
The team here at Matthewsproperty4u will be as flexible as possible to enable you to view properties at a convenient time, we appreciate that a lot of viewings for professionals need to be scheduled out of office hours.

We try to arrange viewings as quickly as possible, as we know this is important to you, however most of our properties are occupied and do normally require 24hrs notice. 

Offers: 
Once you have chosen a suitable property you will be asked to send an email confirming the offer, timescale required and your current occupation, which we shall submit to the Landlord.

We also ask potential Tenants to fully outline all special conditions or requests at this stage so that these can be included in the negotiations. Should any requests be made after the offer has been agreed, we cannot guarantee their acceptance.

Reservation Fee:
When the Landlord has accepted an offer, you will be required to pay a reservation fee (normally equivalent to a weeks rent). This amount will be non refundable should a Tenant withdraw their offer or should the references prove unsatisfactory. If the Landlord withdraws, the deposit is fully refundable.

The reservation fee is deducted from the final balance, which is 6 weeks deposit, held under the DPS (Deposit Protection Scheme) and one month’s rent taken in advance should the tenancy proceed. You will be sent a reservation fee agreement outlining the terms once the offer is accepted.

No Administration Fee: 
We are an online paperless business service and this benefits our tenants as we can waive admin fees. The other benefit that comes with this type of service is that it saves time, which we understand is increasingly important with our non -stop modern lifestyles. 

References: 
You will be required to pass referencing before you can take occupation. You will be required to complete a referencing application, which is done on our behalf by a trusted professional company called FCC Paragon. The cost of this is £50 per person and paid upfront along with one weeks rent.

Contract: 
We will draw up an RLA (Residential Landlord Association) Tenancy Agreement, which will be sent out to you shortly after your offer has been accepted. The cost of this is £95 plus Vat. 

Payment: 
We accept payment by online speed banking bank direct to our account. We can also accept payment by Cheque or Bankers Draft/ Building Society Cheque, but please be advised we require a minimum of 7 working days for a personal cheque to clear. Please note the best way is by online banking, we will always forward an invoice statement indicating the reference code for information required before payments are made.
